A Loan for Any Need
The information listed below represents a partial overview
of what is available to the consumer and a brief description of
what each type of loan is. Please contact us with any additional

Conventional Loans
Conventional Loans are mortgage loans that meet Fannie Mae and
Freddie Mac underwriting guidelines and are eligible for purchase
by Fannie/Freddie on the secondary market. Conventional loans
in Northern Kentucky can be used for purchase or refinance transactions
on single family to four family homes. Conventional loans are
the most familiar type of mortgage financing to most consumers.
Conventional Loans can require as little as 3% down for purchase
transactions. For refinance transactions; up to 95% LTV for
rate/term transactions and up to 90% LTV for cash out or debt
consolidation purposes. Current 2006 Conventional loan limits
are $417,000.00. At Lighthouse Mortgage, LLC, we offer some
of the best rates available for Conventional Loans in Northern
Kentucky and excel as a larger loan amount lender; ($150,000-$2,000,000).
Non-Conforming Loans
Non-Conforming, Alt-A, and Sub-Prime are all names given to loans
that do not meet Fannie Mae /Freddie Mac underwriting guidelines
and therefore are not eligible for purchase by Fannie/Freddie on
the secondary Market. Don’t be
misled, confused or turned off by the name! These are the loans
that make it possible for most everyone, regardless of circumstances
to obtain a mortgage when they really need one. These loans offer
greater flexibility in underwriting guidelines and almost always
offer higher debt to income and loan to value ratios than Conventional
Loans. The other major benefit of this type of loan would be the
ability to obtain 100% or even 125% financing for Northern Kentucky
Homes and Real Estate with NO PMI. That’s right, 100%-125%
Financing with no PMI. WOW!!
Jumbo Loans
Loans which are larger than the limits set by Fannie Mae and Freddie
Mac are called jumbo loans and are considered a type of non-conforming
mortgage. Because jumbo loans can not be purchased by Fannie
Mae and Freddie Mac, they usually carry a slightly higher interest
rate and different underwriting guidelines than Conventional
loans. Northern Kentucky Jumbo loans are used in the purchase
of large or luxury homes in Northern Kentucky with loan amounts
in excess of the current 2006 Conventional loan limit of $417,000.

First Time Buyer Programs / 100% Financing
100% financing programs can be a great way to purchase your first
home. These programs require no down payment and even allow for
financing of closing costs or seller paid closing costs and pre-paids
up to 6% of the purchase price. Lighthouse Mortgage, LLC has many
no down payment or 100% financing options for Northern Kentucky
first time home buyers. NOTE: (You do NOT have to be a first time
home buyer to qualify for most of our 100% financing programs!!!)
